All that is requested is that you bring the following:

 

·        A minimum of 12 months proven Real Estate experience in listing and selling Residential properties.

·        Own late model vehicle.

·        Own mobile phone and lap top computer.

·        A dedicated and enthusiastic attitude

·        The drive to succeed and self promote.

 

This would suit those who would like to start their own agency however don’t have the spare capital to do so.

ADDITIONAL EMPLOYMENT CONDITIONS AND COMMISSION

 

1. RENUMERATION:

·        See Annexure     Commission only

·        Must comply with Real Estate Agents Commission only pay and classification scale.

 

2. COMMISSION IS:

·        Inclusive of Taxation and Superannuation, ie; Commission (say 60%) less Superannuation contribution less Taxation.

·        Inclusive of and represents payment for Annual, Long Service, Personal leave and all loadings and allowances in advance but the Employee is still entitled to take the physical leave.

·        All overtime entitlements.

 

3. A SALESPERSON MUST PROVIDE:

·         Own late model motor vehicle to be comprehensively insured, registered and maintained.

·        Own mobile phone.

·        Own self promotional signage with id photo.

·        Own lap top computer (WiFi capable).

 

4. A SALESPERSON MUST:

·     Obtain Vendor paid Advertising and Search fees on all listings.

·     Any unpaid Advertising and Search fees are to be paid up front by the Listing Agent.

 

5. PROBATION PERIOD:

·     3 Months

·     Minimum Performance – List 2 per month

                                             - Sell 1 per month

(To come off probation must have 1 settled sale and 1 unconditional sale).

 

6. REVIEW PERIOD: 

·     Each 12 months on the anniversary of the Employment Agreement.

 

7. THE EMPLOYER:

·        Will pay any Employee for new Property Managements introduced and signed up. Payment will be the first week’s rent less Taxation less superannuation. The Employee acknowledges that payment is inclusive of payment for Annual leave, Long Service leave, and Personal leave and all loadings and allowances in advance plus any overtime entitlements.

 

 

NB. Should the Employee be employed as a Salesperson and the Managed Property is relisted for sale, then the Salesperson who introduced the Management will be eligible to list the Property and receive the Listing fee on Settlement. With the exception of properties introduced by a Salesperson, a Salesperson cannot solicit listings from the Property Management database.

 

8. With the exception of those properties referred to in section 7, listings obtained from Property Management may be retained as Office listings or delegated at the Office Principal’s discretion to the Sales team on a rotational basis.

 

9. All Sales team members must attend scheduled Sales team meetings of not more than 1 per week to be held at a time and date nominated by the Office Principal or persons nominated by the Office Principal.

 

10. There will be no restriction on individual Sales staff in relation to marketing or inspections, so long as the minimum standards as set out in the PAMD Act (2000) have been complied with and the promised level of service is delivered to the Seller.

 

11. It is the intention of the Employer to develop a cohesive and cooperative Sales team. It is therefore incumbent on each member of the Sales team to conjunct with other members of the team on a 60% / 40% split and calculated on the listing team member’s commission rate with 60% to the Lister and 40% to the Seller.

 

12. Standard commission as set out in the regulations to the PAMD Act (2000) (5% of the first $18,000 and 2.5% thereafter)is to apply to all agreements to list unless otherwise authorized in writing by the Office Principal.

 

13.  Open listings will only be accepted at the discretion of the Office Principal and if accepted, the commission payable to the Employee will be reduced by up to 15% to be determined on a case by case review.

 

14. Sales team members are required to be actively involved in promoting public awareness of the Business as well as individual programmes of self promotion.

 

15. Sales team members are required to be in the office and available to attend all sales enquiries when rostered on.

 

16. Sales team members may be rostered on (a rotational basis) from Monday to Friday between the hours of 8.30am to 5.00pm.
