By your being able to draw on:

You can be assured that the price that you pay for your selected property will be fair and reasonable, and not overpriced.

You may accept our offer of assistance by completing the buyer’s “Wish List” on this website.

Once we receive your buyer’s “Wish List” we can proceed by either one of two methods:

• Buyers Agent.
• Conjuncting agent.

BUYERS AGENT.

The Property Agent and Motor Dealers Act which regulates how an agency performs its duties to its clients and customers makes provision for Real Estate agents to act on behalf of buyers as well as sellers. The act requires that we have a signed authority to enable us to market a property, and that we can only act on behalf of one party in relation to any one property, (in other words we cannot charge double commission).

As a buyers agent we would therefore be acting for you and you would also pay the agreed commission to us.

You would be our client and our first, and highest duty of care would be to you.

CONJUNCTING.

It is not an uncommon practice for listing Real Estate agents to allow an outside agent to introduce buyers to any of their listings, provided that the prospective buyer has not already viewed the property through their agency. Any fee payable to the introducing agent is paid by the listing agent. Accordingly if you choose to use the services of our office in this way you would not be paying a fee for that service, but it is imperative that you make all enquiries in relation to the selected properties through our office.
