The overall goal of our Property Management team is to provide professional and courteous service at all times.
* Initial Inspection
Personal inspection with the Lessor/s to view the property.
Establish a desired rental amount and strive to the best of our ability to achieve it.
* Locating Qualified Tenants
The following options are pursued to reduce your vacancy times and ensure every possibility of letting your property as soon as possible:
Exposure on our two websites.
Prospective Tenants List – Qualified tenants awaiting properties are contacted.
Office rental list displayed at our office. Approximately 80 rental lists are distributed each week.
Display of appropriate rental signs on the property.
* Selecting Tenants
An application is filled out during the personal interview with the prospective tenants.
Confirmation of employment, income, work stability and character.
Current and previous Lessors are contacted with regards to reliability of tenants with rental payments and upkeep of the property.
Tenants are checked with Tenancy Information Centre Australia and RPTenants to ensure they do not have a previous record of rental problems.
* Inspection of Properties
Prior to occupancy, an inspection of the property is conducted and a detailed Condition Report is prepared by our Property Manager.
Four monthly inspections are carried out pursuant to the R.T.A. Landlords or their Agents are entitled to four inspections per annum.
We reserve one inspection per year for the Landlords personal inspection.
* Bond Lodgement/Refunds
Our Agency will lodge the Bond and handle the refund with the Residential Tenancies Authority on behalf of the Lessor/s.
* Rent Payments
Our office is open for rental payments Monday to Saturday from 8:30am to 5:30 pm or alternatively the Tenant may choose to deposit their rent into an ANZ Bank or via the internet. Rent arrears are checked every day and action taken to collect the total amount due. Lessors are advised when a Notice to Leave is required due to rental arrears.
* Maintenance
Our Agency arranges all maintenance work necessary for the Lessor/s, bearing in mind their specific instructions.
* Accounting to Lessor/s
We account to the Lessor/s at the end of each month and Payment can be made direct to a nominated Bank Account and we send a monthly statement. All accounting procedures follow strict guidelines as set out by the Property Agents and Motor Dealers Act of 2000 and the Residential Tenancies Act as of 1994.
Copies of invoices for repairs and maintenance are sent with the monthly statement. We also offer our services to pay Rates, Insurance Premiums and Body Corporate Fees for our clients from rental money.
* Renewal of Leases
Lessors will be notified prior to expiration of leases. Existing leases will only be renewed after consultation and instructions are given in writing by the lessors.
FEES
* Letting Fees
A fee equivalent to one week rent plus GST is charged for the selection of a tenant.
* Management / Rent Collection Fees
Management Fee is 3.5% and Rent Collection Fee is 5% plus GST
* Renewal of Leases
A fee of $50 plus GST is charged for lease renewals.
* Postage & Petties
$5.50 inclusive of GST
* Advertising
We advertise for free on our three web pages. However should you require extra specific media advertising we can arrange a budget upon request.
* Refurbishment fee
10% over $1000
* Mediation/Tribunal Hearings Fee:
$150.00 + outlays & GST
